When purchasing a house in Canal West, do I have to be a member of the HOA?

Yes, membership is compulsory and cannot be terminated unless the house changes ownership.

Who should I contact if I spot a burned out street light?

Please log a C3 with the City of Cape Town. Find the process to log a C3 under the documentation section of this site.

Can I rent out my house?

Yes you can on a long term rental. However your tenants need to sign receipt of the HOA rules and abide by these. The home owner always remains responsible for the conduct of their tenants. The rental information form must be completed.

Can I run a business from my house?

A business may be run from a house. However this has to be approved by the HOA. An application form needs to be completed in full and submitted to the HOA for consideration and approval. All rights of the home owner are considered in this evaluation.

Is there a levy due?

Yes, there is a monthly levy due. The amount is determined by a budget and approved at an annual general meeting (AGM). 


The levy covers all operational expenses of the HOA, such as security guarding, patrol vehicles, CCTV and maintenance thereof, maintenance of the HOA assets, landscaping maintenance to common areas, rates services to the guard house etc.

Can I use my house as an Airbnb?

This is allowed, but like a business, approval needs to be obtained from the HOA. The rules pertaining to the usage of the house will have to be in line with the rules of the HOA and consideration must be given to the fact that the Canal West is a residential environment, and consideration of it residents is paramount.

Can I paint my house any colour?

No. You may not change the colour of your house. The house colour that was originally chosen by the developer is the only colour allowed. The Community Manager may be contacted to confirm your house colour.

Can I remove the trees from my verges?

If the trees are going to be removed, they need to be replaced with one of the approved trees. Please contact the Community Manager for the approved list of trees.

Is there a constitution and rules applicable to the Canal West Homeowners Association (CWHOA)?

Yes there is. These can be obtained from the documentation section of this site or the Community Manager.

Are pets allowed in Canal West?

Yes pets are allowed. However, the restrictions are the same as the published CoCT bylaws. The home owner remains responsible for the wellbeing and conduct of the pet.

Is Canal West a security estate?

No, Canal West is not a security estate. Canal West has two public roads accessing the area. There are two guard huts with 24 hour guarding. The perimeter is protected by electrified fencing and intelligent monitored CCTV. The area has its own dedicated patrol vehicle.
